Godrej One is one of the finest commercial buildings in Mumbai, designed with sustainability at its core. As a LEED Platinum Certified property, it demonstrates a strong commitment to green buildings and environmental responsibility.
Despite advanced systems, the facility faced challenges with poor chiller efficiency, imbalanced water flow, and low-temperature difference across the evaporator.
Audit Findings (Observations)
During the chiller plant assessment, Aerosys identified several operational inefficiencies:
- Uneven water flow distribution to evaporators and condensers
- System imbalance caused by closed decoupler line → uneven flow to AHUs
- Chilled water pumps running at constant frequency, regardless of demand
- Cooling towers maintained well (good water quality, effectiveness at 57%) but:
- ○ Fans with VFDs were fixed at 50 Hz
- ○ No control system provided to modulate towers based on load
These inefficiencies led to high energy use and reduced system reliability.
Solutions Implemented
Cooling Tower Optimization
- Developed a demand-based control system for cooling tower fans
- Enabled VFDs to modulate as per system requirements
Control System Fine-Tuning
- Adjusted chilled water controls to correct low ΔT issues
Water Balancing
- Balanced water flow on the evaporator and condenser sides
- Adjusted decoupler line valve to proper operating position
Impact
With these measures, Aerosys delivered:
- 20% energy savings (≈488 kWh/day, proved 520 kWh/day)
- Annual savings of ₹22.4 lakh
